Mitsui to acquire office building in City of London
Mitsui & Co., Ltd. (Mitsui) signed an agreement with a German company Deutsche Immobilien Fonds Aktiengesellschaft (hereafter DIFA) to acquire two office buildings owned by DIFA. The purchase price will be £119 million including costs, of which £95 million will be financed by a non-recourse loan from a financial institution.
The buildings are currently leased en bloc to Royal Bank of Canada until December 2011 and March 2012 respectively. They have considerable potential to have their value improved after the expiration of the current lease agreement, through renovation, floor area expansion, and other such measures.
Mitsui believes that the transparency, stability, and liquidity of the London real estate market make it an attractive investment sector, and will continue to seek opportunities in the market to acquire properties to which value can be added. In collaboration with U.K. and Japanese partners, Mitsui is establishing a U.K. Office Building Fund targeting Japanese investors. Through a combination of managing investors funds and directly investing Mitsuis capital in projects to add value to property assets, Mitsui is expanding its real estate activities in London.
